Essential problem with real estate investment is the unstable ratio between residential and public buildings. Often more profitable but unfortunately at the expense of a huge part of the daily burden, assignments, and recreation, the building ends up with only residential needs.

 

We believe that one of the advantages of this housing unit is that 1/3 of the building is for public needs. After exploring and analyzing the neighborhood and the areas adjacent to the property, the client took the decision to include in the project a small training hall on the semi-underground level and retail space with a fully glazed façade on the street level.

With this design, we try to answer the question of how a contemporary building should look like in a suburban closеr to a rural environment. The diversity of all premises nearby can be found in our building, shaped by three volumes, each with its own style, feel, and treatment. The black volume with front showcases accommodates the public functions. The glazing from above goes by in the underground level and ends in an English courtyard full of greenery. The Two residential segments in grey and green color step over the black volume. Both of them end with a different version of a slope roof. Distinctive for the grey block are the perforated sheet metal airy balconies, same as the wooden eaves and planters on the front green façade.

Three two-room and one three-room apartments all with southeast and southwest exposure form the residential part of the building. The tree room apartment has a double-height living room and a skylight, a compact staircase leads to the upper floor’s room with a panoramic view and a roof terrace.
