The estate is located on steep terrain on the outskirts of the village of Paunovo. Distinctive for the property are the view towards the forest massif to the south and to the southeast to Buckardere dam.
The configuration and interventions in the yard are equally important as those on the house itself. The steep terrain is mastered and structured with the help of retaining walls of gabions that flow smoothly connecting to the landscape and the house itself.

Scattered concrete slab walkways connect the main terraces and the house, located at the lowest -3.65m below the main level of the house is situated a basketball court, secluded and distanced so as not to intrude on the other areas. A small swimming pool is located one terrace above, the level of which smoothly overflows to the most secluded terrace, with access from the main bedroom.
The challenge of the house was the large functional program of 300 sq.m. to fit into a volume of deliberate scale in unison with the provincial spirit of the place. We found a solution to this problem by connecting a segment of the house with the material expression of the retaining walls in the courtyard. Thus, the workshop remains hidden behind the retaining wall of gabions, and the house remains with the feeling of a one-story building – smoothly developed along the terrain.
The layout of the house meets the modern needs and seeks the right balance between comfort and pragmatism. The main space is developed on 60 sq.m. as the living area is separated from the dining area in height. Kitchen and dining room make a definite connection with the covered porch, which is separated only by a glass partition. The roofs of the two halves of the living room diverge, opening a 1m slot that allows the morning sun to enter the interior.
The connection with the yard is significant for all areas of the house, therefore the house gradually rises or falls, following the levels of the terraces in the yard. Thanks to the semi-levels and the smoothly graduated form, the house developed on four levels retains the feeling of a single-story building.
Other key zones are the separate work area on the mezzanine level, as well as the open bedroom-closet-bathroom, which shares a double-sided fireplace with the living room. On the second floor there are two bedrooms and a roof terrace oriented to the southeast view that the place reveals.
The ceilings in the interior are finished with wood paneling, the treatment continues outside along the eaves of the covered parts, a gesture that contributes to the inside-outside connection. The facades are rendered with a general treatment of one material throughout, the highlight being the sliding wooden lamella panels that protect against sunlight.
