The new office spaces of Ortotech are located in a newly constructed addition to an industrial building from the second half of the 20th century. The lower levels of the building house part of the company’s production facilities and storage areas. The building is situated in the industrial districts of Sofia. A key feature of the location is the panoramic views through the industrial zone towards Sofia. The landscapes visible through the glass facades illustrate a harmony between untamed greenery and the vibrant urban fabric. The project aims to recreate this healthy balance by emphasizing interior greenery spaces.

The primary focus of the floor renovation is the need to create private offices for teams with different work dynamics, allowing them to work without disturbing each other. At the same time, the design maximizes the sense of a shared team space and the openness provided by the open office model.

A recreation area with soft seating separates the workspaces from the two offices.

The space is limited, but the high ceiling of 340 cm allows for the placement of greenery above the desks. The plants are arranged in furniture modules made of waterproof materials and are watered through drip irrigation systems integrated into the suspended ceiling.

Our solution combines construction, furniture, and glass office partitions into a single integrated element. Each office has two entrances, which helps maintain the open office concept, while the otherwise small rooms of 15 square meters become dynamic and communicative spaces.

The company’s identity is actively incorporated into the interior as an accent color in furniture, walls, upholstery, etc., as well as through graphic elements on the ceilings and walls. The office includes two meeting rooms, positioned opposite each other in the wider area near the terraces. Similar to the workspaces, these two rooms can be opened up and connected into a larger space, suitable for bigger group events.
